If your property is available, vacant, picture-ready and within the area I operate, I can come right away! Photos can be delivered the same day if urgency is of the essence. Weather is not something we control, so if it rains or it’s covered and you need outdoor shots, we may both have to be patient. But I will do my best to be accommodating, efficient and quick with delivery.

The basic photo package can be done in less than 1h guaranteed. For photo packages that involves aerial shots and/or panoramas, please allow between 1 and 2h.

Video work is more time-consuming. it usually take 45m for a walk-through video to make sure to plan and capture all the best shots possible. Aerial videos require the same amount of prep and time. If you opted for both, please allow 1-2h to capture everything.

Not necessarily. But I do need access to the property! Being alone actually helps make the process a little faster. If there is a way for you to let me in without the need of you being physically present (like a lock box with a pin), I am completely open to it. But your presence is also more than welcome if you wish to share important highlights or help with the staging.

Photography are just stills so it’s quicker work. If you opted for a photo only package, please allow a 24h turnaround before receiving your photos.

As soon as all the videos are captured, please allow a 48h turn around for me to combine all the best shots into a perfect movie ready to use.

All files will be exported in JPG formats with full HD resolution (300 dpi), pictures that will look good in a magazine or framed on a wall. I will also export all photos in a web-optimized format (1200px max width or height), ideal for all your Zillow, Airbnb, Vrbo, Instagram or any internet needs. Please ask for any format you may need. I will make it work.

All videos will be recorded in 4K but usually exported in 1080p HD, format MP4 with the H264 codec, which is the norm for any video files you want to publish online. The platforms you upload your videos to usually run their own compression formula. If you are a realtor agent with an important IG presence, I could produce IG optimized files in portrait mode, easy to use.

Payment happens at the end when the files are ready. I will send you an a link that will direct you to your order. As soon as you pay, you will have access to a download link with all your files. Regular Credit Cards accepted. Please ask if you wish to proceed with a different form of payment (cash, Venmo or Zelle accepted).
